There are 2 ways of buying investment properties:

OFF PLAN
This allows investors to pay between 10 and 20% of the property price then wait for the development to be completed (2 years average) without paying anything. The balance is then paid in CASH or using a MORTGAGE (NOT PAYING ANYTHING IN BETWEEN).

EXISTING PROPERTY
Buying the property using 100% CASH or MORTGAGE.

The Off-Plan Process

 

We meet to discuss the current market conditions. The meeting also gives us an opportunity to fully understand your requirements and what is important to you.

We will advise you on the best strategy and the most beneficial areas to invest in and why. We will also devise an exit strategy.

We keep monitoring the new off-plan launches in more than one area and keep you fully up to date on developments.

We give you the longest notice period available to prepare your deposit funds.

As soon as the plots are released we will be the first to reserve you the best available.

Our lawyers will complete the deal as quickly as possible. We will follow up with them on a daily basis to make sure the purchase is completed in the shortest achievable timeframe. (This process takes approximately 21 days to exchange of contracts depending on varying conditions.)

As soon as the development is complete and the property ready for handover, our lawyers will complete the purchase.

 
 

The Existing Property Process

 

We meet to discuss the current market conditions. The meeting also gives us an opportunity to fully understand your requirements and what is important to you.

We work closely with you to compile a focused and realistic brief which takes into account your requirements and budget relating to the style, condition, size and location of the property. We can advise on different areas and options available within your budget and can also provide an orientation tour if required.

We thoroughly search the market by working with local estate agents, our extensive network of developers, lawyers, auctioneers and private contacts. This means that as well as being informed about all properties currently available, we will also be aware of properties that are not officially on the market. This gives you privileged access to properties both on and off the open market. We then preview every property closely and shortlist the ones that closely match your criteria.

We provide honest and objective feedback on each property and present you with images, video and full market studies highlighting the potential and opportunities offered by each one.

Viewings are organised at your convenience and we can often arrange more flexible viewing times than you would normally be offered when searching as an individual. Your property search consultant accompanies you to all viewings and is there to provide impartial advice and discuss feedback afterwards. If required, any subsequent searches can become more specialised until the ideal property is found.

We will produce a full market report highlighting the potential in the area, the capital growth and rental yield income with comparable sales figures against asking price.

Once we find the right property, we discuss negotiation tactics with you and handle the negotiations on your behalf. Our negotiating power means that our service more often than not pays for itself, and our close relationships with estate agents enable us to discuss the price frankly meaning you get the best deal possible even if there are other offers. This is because estate agents know that we act for serious buyers and we bring speed and efficiency to the process.

Working closely with one of the best mortgage brokers in the country allows our clients to secure some of the most competitive mortgage deals available on the market. We can also secure mortgages for international investors with very competitive interest rates and deposit sums. We will coordinate with the mortgage broker on a daily basis to make sure everything is in place as required by the lender, that the survey has been arranged and that the mortgage offer is released within the shortest timeframe possible.

In between exchange of contracts and completion of purchase we provide you with an individually tailored checklist of the utilities organisations (gas, electricity, water, council tax, etc.) which need to be notified in advance of taking over the property. We will assist with everything from furniture buying and professional cleaning right down to everyday necessities like plates and cutlery. And thanks to our vast network of quality builders and suppliers, we can also help you arrange any required home improvements or renovations too.
